Hotel pricing has two parallel tiers, and the consumer internet only ever shows you one of them.

Retail rate (what you see)

Published on the hotel site, Booking.com, Expedia, Google Hotels, and Tripadvisor. Commission-loaded. Bound by parity. Controlled by the hotel's revenue management system and adjusted dozens of times per day. This is the "BAR" — Best Available Rate — in hotel industry jargon.

Wholesale rate (what you do not see)

The net rate a hotel gives to wholesalers, bedbanks, tour operators, cruise lines building land packages, and corporate travel managers. Typically 20–40% below retail on 4- and 5-star properties. The hotel is willing to sell at this rate because it is contractually invisible, goes to closed channels, and guarantees occupancy.

Why the gap is so wide

Occupancy economics. A hotel's marginal cost per occupied room night is low (housekeeping + amenities + utilities, often $15–30). Every unsold room past the booking cutoff is worth zero. A wholesaler who commits to buying 50 room nights per month at 30% off retail is risk-free revenue the hotel would otherwise lose. The retail consumer covers the difference.

Real example

A 5-star Mediterranean resort during low season: BAR on Booking.com shows €320/night. Same room, same dates, bedbank wholesale rate: €215/night. The €105 difference is 33%. Neither price is "fake". Both exist simultaneously in two separate distribution layers.

Why this matters

If you only ever shop the retail layer, you are structurally overpaying on every premium hotel booking. The wholesale layer is not a secret — it is simply gated behind B2B licensing. Tools with that licensing (Vacayos is one) can show you both prices side by side and let you capture the gap.
